Can the apartment be sublet?
No, we do not allow apartments to be sublet.
What leasing options are available?
We offer a 12-month lease. Flexible lease terms may be available upon request
Do I need a lease guarantor?
A lease guarantor may be requested when the applicant does not meet all of the application requirements. This is at the discretion of the property manager
Do you offer co-living with individual leases?
We do not offer individual leases. All leases are jointly and severally. We do not currently offer co-living options (like in student housing where rent is by-the-bed with shared common space).
What are your application requirements?
Income and credit are major factors in determining the eligibility of the applicant. We use a screening service that determines the eligibility of all applications.

How much is the security deposit? Is any of it refundable?
The security deposit amount is dependent on the outcome of your application. Fully approved applications require a $500 security deposit and applications approved with conditions due to credit require a full month's security deposit. All security deposits are returned upon final inspection of the apartment after move out.
Is there an application fee?
There is no application fee. A $500.00 holding deposit is required when you have applied for an apartment. If approved, this money is applied towards the security deposit due. If your application is denied, this money is returned. Please see additional information regarding holding deposits on the application.
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
All information gathered on the application to include income, credit, criminal and rental history is used in the screening process to determine the eligibility of all applicants.
Do I have to pay first & last month's rent?
You must pay the required security deposit due and your first month's rent at move-in. We do not charge last month's rent in advance.
When is rent due and how can I pay my rent? What forms of payment are acceptable?
Rent is due on the first of each month. Rent can be paid online through the resident portal. It can be paid directly through your bank with no fees or you may pay with a debit or credit card in which case fees may apply.
Are utilities included?
Yes! Heat and hot water are included.
Is renter's insurance required?
Yes, renter's insurance is required. A minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in.
What happens if I need to move out before my lease expires?
Early termination requests are all handled individually and at the property manager's discretion.
Do you offer valet trash service and/or recycling?
We do not provide valet trash service or recycling services at this time.
Do you have free internet/WiFi?
No, residents are responsible to secure their own internet service.
Do you have package lockers/how do I get my packages?
Packages may be delivered to your building or left at the leasing office.
Is additional storage available?
Yes, we have storage available.
What security features does this property offer?
Intercom access to all buildings.
Are BBQ grills available?
BBQ grills are provided at each property. Personal BBQ grills are prohibited on the property.
Are concierge services available?
We do not provide concierge services at this time.
Do you have bicycle racks?
No, we do not have bicycle racks at this property.
What are the hours for the laundry facility?
Laundry facilities, available in the basement level of each building, are open from 9 AM to 9 PM, daily.
What are hours of the leasing office?
Leasing office hours are 9 AM - 6 PM, Mon - Thur, 9 AM - 5 PM Fri and 10 AM - 4 PM Sat, closed on Sunday.
Are washers and dryers available?
Community washers and dryers are available at the basement level of each building.
What appliances are in the kitchens?
All apartments are equipped with an electric stove and refrigerator. Some apartments have dishwashers. Apartments do not have built-in microwaves.
Is there a bathtub or just a shower? Are they together or separate?
Apartments have a combined tub and shower.
Is there air conditioning?
These apartments do not have AC.
What year were these apartments built?
These apartments were built in 1967.
What school district serves the community? What schools are in the area?
Monadnock Regional School District and Keene High School.
I have a noise complaint. Who do I contact?
Please call the leasing office with all concerns or complaints.
What is the smoking policy?
We are a smoke-free community.
I need maintenance/emergency maintenance. Who do I call?
Contact the office for maintenance needs. You can call the leasing office for all emergency needs. An on-call maintenance tech will be paged if necessary.
Do you allow pets? What is the pet policy?
Yes! We are a pet-friendly community and pets are welcome - Breed Restrictions May Apply. All pets must be approved by management. Monthly pet rent: $25/per cat, $50/dog. Maximum of 2 pets: 2 cats or 1 dog + 1 cat.
What is the parking situation?
Covered parking is included. Additional parking is available on a first-come, first-serve basis
What do I do if someone parks in my parking spot? What is the policy for guest parking?
Please call the office with any parking concerns. Guests may park in any available space at your building
What is the policy for snow removal?
We ask that all residents promptly move their cars after the plow has cleared the lot. Cars not moved for return clean-up snow removal may be towed.
Are there building quiet hours?
Yes, quiet hours are from 9 PM to 9 AM. Please be considerate of your neighbors.
Are there restrictions for what can be put on balconies or patios?
Yes, we limit the space to patio furniture and plants.
What is the procedure for moving out?
A 60-day written notice to move out at the end of your fixed-term lease is required.
When is rent due?
Rent is due on the first of each month.
What forms of rent do you accept?
We prefer online payments but will accept a check and/or money order.
How do I pay rent? Can I pay online?
You can easily make your rental payments through our online portal.
Can I set up automatic payments for rent?
Yes! That can be set up through the online portal.
How do I access FLEX rent payments?
How do I access my resident portal?
You will want to visit our website, rentinkeene.com . In the upper right corner you will see a green resident tab. Once you click on that, you will use your username and password to log in to your portal.
What can I do in my resident portal?
You have the ability to pay your rent, submit a routine maintenance request, contact the community, view, upload and sign your documents.
How do I upload documents in my resident portal?
When in your portal, on the left side of the screen you will click on My Apartment, click on documents and upload document.

Am I able to renew my lease? How?
Yes. Approximately 2 months prior to your lease end date, you will receive communication from the Leasing Office regarding your renewal terms.
Can I add occupants to my lease? What is the process?
Yes provided you are not over occupancy. Should you choose to add someone to your lease, you will want to contact our Leasing Office regarding the application process.
Am I able to transfer from my current apartment to a new apartment or building?
Yes, we do offer the option to transfer to a new apartment with in the community. Please contact our Leasing Office for our transfer policies.
How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
For non emergency maintenance issues, contact our Leasing Office during business hours or you can submit an online maintenance request through the resident portal.

What constitutes an emergency maintenance request?
An emergency maintenance request refers to an urgent issue that requires immediate attention to prevent further damage, safety hazards, or service disruptions (such as no heat or hot water). Examples include water leaks, fire, electrical issues, gas leaks, structural and/or security concerns to name a few. Please contact our Leasing Office should you have any questions.
How do I enter a maintenance request online?
By visiting your resident portal and clicking on Request Maintenance at the bottom of the screen.

Keene's dog park , located at Wheelock Park on Park Avenue, is open from sunrise to sunset.

How do I load my laundry card?
Laundry service is provided by Automatic Laundry, cards can be loaded online at their website or through their app on your smart phone.
Are there extra storage or amenities I can rent? What is the process?
Each apartment comes with an additional storage space that is included in the rent.
Is there off-street parking?
Most apartment come with a covered carport, the open spaces are onsite.
How many parking passes do I get?
Passes are not necessary, however a maximum of two vehicles are allowed per apartment.
Is there visitor parking?
Visitor parking is available in any open space.
Is there EV charging?
EV charging is not available.
Can I rent extra parking spaces?
No
What are snow removal protocols?
All vehicles in open spaces must be cleaned and moved to a cleared spot the morning after any storm that accumulates over 2 inches. The Leasing Office will provide all residents with snow policy details.

Quiet hours are from 9:00PM until 8:00AM
Can I have a pet(s)? Is there a pet rent or breed restrictions? What is the process?
Indoor cats are allowed, a maximum of two, with a $25/monthly per cat pet rent. Select apartments are dog friendly with some restrictions. Contact the leasing office for details.
How do I get my packages?
If you use the leasing office address for shipping you will be notified by email when a package arrives for you.
How does the package concierge work/how do I receive packages?
If your package is delivered to the leasing office you will be notified by email and can pick it up during office hours.
Can I make spare keys?
Copies can not be made, if you are in need of additional keys contact the leasing office.
How do I set up or transfer utilities (electric, water, gas, internet)?
Eversource can be contacted at 800-662-7762 for your electric service. For cable/internet contact Spectrum at 866-874-2389.
Can I sublease or assign my lease to someone else?
The lease does not allow for subletting or for apartments to be listed on short-term rental platforms like Airbnb or VRBO.
